Preparing Your Property for Lease

As a property investor, it is crucial to provide your property in a state of cleanliness and repair that

reflects the standards you expect from tenants.  Maintaining your valuable asset

requires an ongoing commitment, and to ensure its competitive position in the market, we

offer the following recommendations:

> Gardening - Consider contributing to water consumption costs for substantial lawn areas or provide a gardener on an 'as needed basis'.

This not only ensures proper maintenance but also allows for regular monitoring of the property and minimizes long-term neglect costs.

Remember, the cost of a gardener is tax-deductible.

> Gutters - Clear the gutters before letting the property and schedule maintenance once or twice a year to prevent any potential issues.

> Pruning - Arrange for tree and shrub pruning at least once a year, especially before winter, if there are large trees near the property.

> Maintenance - Set aside a percentage of the rental income to cover anticipated future maintenance requests, such as painting or repairs.

> Appliances - Provide clear instructions and valid warranty details for appliances to both the agent and the tenant, ensuring proper usage and maintenance.
