The importance of property presentation

Good presentation can make a crucial difference to the successful sale of your property. It helps to create the emotional link that makes a buyer fall in love with your home.

Here is a list of ideas you may find helpful when looking for more ways to improve your overall presentation and potential sale price. At Richardson & Wrench we have a smart list of tradespeople, cleaners and handymen that we can liaise with to help in any way you see beneficial.

Outside – First Impressions

  • The street appeal is the first impression buyers will have of your home. Making the front of the house look special should be a priority, as favourable first impressions can help win over buyers, and make ‘selling’ the rest of the property much easier. The emotional attachment starts on the street.

Minor repairs pay off

  • Check the condition of the external walls, awnings, woodwork and gutters and clean or paint where necessary.
  • Repair broken gates, fences, doors and fly screens.
  • Window cleaning, inside and out gives an overall impression of “squeaky clean”

Inside – Make it sparkle

  • Check all lights are working, and replace bulbs where necessary, to ensure rooms are light and bright.
  • Address minor issues.
  • Buyers can be put off by a long list of repairs so patching holes in walls, fixing leaky taps and toilets, making sure all doors and windows open easily will deter buyers from making lower than necessary offers.

Fresh Paint

  • Consider a fresh coat of paint on walls, choosing a neutral tone as this will appeal to a wider audience and make your home feel light and bright. Colourful feature walls can give a home a lift and create a designer’s touch.
  • Ensure skirting boards, architraves and doors are free of marks, wipe down and touch up if needed.

Maximise Space

  • Less clutter gives the impression of more room
  • Reposition furniture to make rooms look more spacious
  • If existing furniture is mismatched or the property is vacant, consider hiring furniture for the period your home will be open for inspections.

Kitchen and Bathrooms

  • Scrub bathrooms and make them sparkling clean.
  • For older style bathrooms, new door handles or bench tops can make a huge difference.
  • Re-grouting dated bathrooms is a great idea for a quick facelift if necessary.

R&W has a tradesman that can assist with the preparation of presenting your home for sale.

Prepare your garden to look its best

  • Plant seasonal flowers/plants to give the garden life and colour.
  • Keep lawns mowed and garden beds weed-free and tidy.
  • Prune back and overhanging branches, especially those close to windows, to enhance natural light inside.
  • Dress up outdoor areas with furniture or pot plants. Outdoor furniture can help buyers imagine the lifestyle that comes with the home.
  • If you have a pool, keep it clean so it looks inviting, clear away any pool accessories and equipment.

Photoshoot

Choosing the right time of day that is best suited to your home is very important. Once the property is ready, we have a professional photographer who can attend and do final adjustments to really give your property the exposure and representation it deserves. Our preference is to do a dusk shoot versus a daytime shoot.
