Emergency Information for Tenants
If you encounter an emergency outside our business hours, please follow the steps below to ensure the repair is handled correctly:
1. First, confirm that the issue meets the definition of an Emergency Repair under the Residential Tenancies Act. This helps avoid unnecessary costs, as non-emergency after-hours repairs may not be reimbursed by the landlord.
2. Please contact our approved emergency/after-hours trades:
Plumbing:

3. If you are unable to reach any of the listed tradespeople, you may arrange a suitably qualified professional to attend, up to a maximum cost equivalent to four weeks’ rent.
4. Please notify us of the incident immediately in writing at: RWCoolum@email.propertyme.com
5. Ensure you forward the tax invoice to your property manager within 7 days (our suppliers will invoice us directly).
